Environmental Due Diligence

Greenlight’s Environmental Site Assessment group has completed hundreds of environmental due diligence projects including Phase I Environmental Site Assessments, subsurface investigation (Phase II Environmental Site Assessments), and remedial budgeting, planning and implementation. Our technical staff has experience evaluating a variety of property types including vacant parcels, commercial office buildings, hotels, single and multi-family residential, street retail, shopping center developments, and light to heavy industrial use facilities located in a variety of settings from rural to urbanized metropolitan environments.

Typical environmental site assessment projects are based on protocols and standards developed by the American Society for Testing and Materials (ASTM). However, Greenlight has also performed site assessment projects in accordance with client-specific or lender protocols or scopes of work.

As part of the due diligence process, we have the capability to perform additional services including asbestos surveys, radon screening surveys, lead-based paint screening, and a variety of business environmental risk categories not typically included in the environmental site assessment process.

Greenlight’s working relationship with our clients and knowledge of lender criteria enables us to tailor the due diligence process to suit the needs of the client and/or project. Using a transaction screening process or modified environmental site assessment, we can also provide a streamlined report that meets certain client or lender guidelines or requirements.

Our technical staff is conscious of timing issues that drive every real estate transaction. The property acquisition process is driven by tight schedules and short due diligence periods. With this understanding, we have developed a process that enables us to provide complete environmental site assessment packages typically within a three-week window. Even in situations where an expedited time schedule is necessary, we can provide alternatives that will meet the needs of each individual project or client.

Greenlight’s due diligence services also include third party oversight and review of the environmental due diligence process, including solicitation of proposals, draft and final deliverable review, response action budgetary cost estimation, preparation of investment committee summary documents and coordination of environmental insurance coverage.
